Every price estimate and locality metric on is computed from our own verified listing inventory — never a black box, and never presented as an official valuation.
AVM v2 price estimates
- This is an algorithmic estimate derived from comparable verified listings on SitesNSign as of today. It is not an official valuation, bank appraisal, or basis for a financial decision — commission a licensed valuer for that.
- The low-mid-high range reflects the spread across comparable listings used, not a statistical margin of error. Wider ranges mean fewer or less consistent comparables were available.
- Too few comparable listings were available to produce a reliable estimate for this property, so no number is shown here. Requesting a manual valuation from a licensed valuer is recommended instead.
Locality data intelligence
- Each locality metric shown here carries its own source and last-updated date. These are directional indicators derived from SitesNSign’s own listing and transaction data, not an independent market survey.
- This score blends verification tier, evidence confidence, data freshness and unresolved anomaly count into a single 0–100 number for quick comparison. It is a data-quality signal, not a valuation, safety rating, or legal certification.
- An anomaly flag means an automated check found something worth a human look — a price outlier, a possible duplicate, stale evidence, or a missing/inconsistent field. It is a prompt for review, not a finding of fraud or error.
Full data lineage
- This is the full recorded history of where each data point came from and when it was captured or changed — nothing here is edited in place; a correction always appends a new record rather than overwriting the old one.
- Every estimate records the model version and comparable-set snapshot used to generate it, so past estimates can always be reproduced and audited — a newer model version may produce a different number for the same property.
Locality price trends
Every canonical locality on accumulates dated metric records — average price per sq. ft., demand index, connectivity and infrastructure scores — each carrying its own source tier so you can see exactly how directional it is. A dedicated locality-by-locality trend explorer is planned; today the same underlying metrics surface directly on each listing's Property Passport section.
